Glenrosa Service Center

The Glenrosa Service Center provides administrative and maintenance facilities for several city departments. The single-story, 14,045 SF building is in close proximity to several bus lines to encourage employees to use mass transportation, and provides additional parking for alternative fuel vehicles. Green Ideas integrated several sustainable strategies into the design, development and construction of the project, making the Center the first Phoenix building to achieve LEED Gold level certification. Some of the green features include an under-floor air distribution system and carbon dioxide monitors which contribute to the energy efficiency and indoor environmental quality of the building, contributing to higher employee comfort and productivity. The facility utilizes a highly-insulated block wall system, daylighting, skylights and passive solar control strategies to achieve a high degree of energy efficiency.

 

Sustainable Strategies

  • High-performance, reflective roofing system and cool paving reduce the Urban Heat Island Effect

  • Native and drought tolerant plant species with high-efficiency drip irrigation systems were installed to minimize potable water used for irrigation

  • Comprehensive Public Education Program was implemented including permanent signage of green building features, educational outreach to the community, and green building and design tours

  • Low VOC-emitting materials for the building’s interior creates enhanced Indoor Environmental Quality

  • An upgraded thermal envelope, reduced lighting power density, occupancy sensors, daylight controls, and an under floor air distribution system significantly improve energy efficiency

Project Results

  • LEED for New Construction GOLD level achieved

  • 34% of energy cost savings above ASHRAE 90.1-1999 energy standard

  • 50% savings of potable water used for irrigation

  • 48% reduction in potable water for domestic use

  • 79% of construction waste was diverted from the landfill
