Apra Harbor Medical/Dental Clinic in Guam Receives LEED Certification

Green Ideas Building Science Consultants has announced that final LEED certification has been received by the project’s owner Naval Facilities Engineering Systems Command (NAVFAC) for the Apra Harbor Medical/Dental Clinic in Guam.

The project is a 52,500 SF Medical/Dental Clinic at Naval Base Guam located in Guam, an unincorporated territory of the United States. The Clinic was designed to serve military personnel and their families stationed on Guam. Some of the services to be provided in the new Clinic are primary family care, optometry, physical therapy, industrial hygiene, preventative medicine, and dental care. The facility is constructed with components compatible with Guam’s hot, humid, marine environment, including reinforced concrete with slab-on-grade foundations.

The project initially targeted LEED certification at the Silver level which requires a minimum of 50 points within the LEED for New Construction Rating System but has achieved the higher  LEED Gold level certification with 64 LEED points due to the integrative project approach by the design and construction team!

Sustainable design/construction goals for the Apra Medical/Dental Clinic include:

  • Incorporation of the HPSB Guiding Principles into the project, specifically; building systems commissioning, energy efficient building envelope, improved indoor air quality through reduction of volatile organic compounds (VOCs) in building materials and using recycled content and bio-based products
  • Implementing a Construction Waste Management Program throughout the construction phase to divert waste material from landfills
  • Using resources efficiently and minimizing raw material resource consumption, including energy, water, land, and materials, both during the construction process and throughout the life of the facility
  • Maximizing resource reuse while maintaining financial stewardship
  • Moving away from fossil fuels and toward renewable energy sources
  • Creating a healthy and productive work environment for all who use the facility
  • Building facilities of long-term value
  • Protecting and restoring the natural environment

Green Ideas created the mandated Sustainability Action Plan that includes the requirements for meeting the stated High-Performance and Sustainable Building (HPSB) Guiding Principles and the LEED credits required to achieve LEED certification for the Clinic. Caddell-NAN JV implemented the requirements onsite in order to ensure the high-performance building targets of the federal government were achieved.

The project team takes pride in sharing NAVFAC’s commitment and tradition in pursuing building excellence to the Nation’s Armed Services. Green Ideas’ role has been to coordinate and facilitate the Caddell-NAN JV approach to meet the owner’s goals and objectives for the project from a sustainable construction perspective and provide the owner with an exceptional product that exceeds their expectations. Upon receipt of final LEED certification for the project, Nathan Raycroft, Caddell Construction’s Vice President-Guam Operations stated “Green Ideas was a great partner with Caddell-Nan, A Joint Venture (CNJV) on the Bid-Build Apra Medical Dental Clinic. They were always willing to coordinate the significant difference of date/time zones between the U.S. and Guam when meetings were scheduled, and they communicated with us clearly and effectively when giving guidance towards our efforts of achieving the respective LEED credits required for the project.  They provided collaborative assistance in preparing the preliminary and final LEED application submissions, and when the work was done, the project achieved LEED Gold certification when only the Silver level was required!  It was our pleasure to be able to work with Charlie at Green Ideas, and we look forward to the next opportunity to partner together again!
